Dynamic Any Day Says helps your home book smarter by filling in gaps due to ongoing booking trends while still ensuring your peak-season revenue.

The vacation rental market is ever-changing, and the way that guests plan their vacation is changing along with it. Typically, visitors to the Outer Banks have booked traditional week-long stays with a Saturday or Sunday check-in, and homeowners could expect most weeks, especially during peak summer season, to book months in advance. However, with evolving job flexibility, the increase in remote working, and travelers looking for more budget-friendly options, guests are waiting a little bit longer to book and are looking for homes with increased booking options. This is where Dynamic Any Day Stays (ADS) comes in.

Any Day Stays allows your home to be booked on non-traditional arrival days and for shorter stays. Homeowners typically open their homes for ADS during the offseason in hopes of filling in those pre and post-summer gaps. However, by limiting ADS exclusively to non-summer stays, you could be missing out on valuable booking opportunities that will help you fill in more days while still protecting your peak-season income.

What is Dynamic Any Day Stays (ADS)?

ADS allows a home to be booked outside of the traditional Saturday/Sunday check-in days, giving guests more flexibility and increasing booking opportunities. ADS settings are customized per home and can change based on how far in advance a guest is booking. Many of our homes participate in off-season ADS, but with changing booking trends, it can be helpful to open up Dynamic Any Day Stays for in-season weeks, as well.

Pricing will automatically adjust based on the day of the week. Mid-week nights are usually priced lower, while weekend nights are priced higher. By opening your calendar to this dynamic structure, your home will have increased visibility while attracting a wider range of travelers who aren't necessarily planning to stay a full week.

Not One-Size-Fits-All: Customization for Your Home

Every home is different, and the way that you implement Dynamic Any Day Stays is meant to reflect that by taking into consideration:

  • Home Size (# of Bedrooms)
  • Location (Oceanfront, Oceanside, etc.)
  • Seasonality
  • Changes in Booking Patterns

Your ADS settings can be adjusted based on how far in advance guests are currently booking and are designed to evolve throughout the season.

For example, one ADS approach is to open ADS 120 days out with a five-night minimum, then gradually relax those requirements as the stay date gets closer, shortening to four nights at 90 days out and three nights at 45 days out. This can be adapted as much as necessary based on an owner's goals to fill more open nights and increase revenue.

The graduated approach protects those longer, higher-value traditional bookings while allowing you to fill in those gaps as the arrival dates approach. The goal is to fill more nights while ensuring you don’t lose out on peak demand.

You’re never locked into a single approach. ADS, by design, is flexible, responsive, and aligned with your revenue goals!

Why ADS is No Longer Just for the Off-Season

In 2025, nearly a third of our total bookings for the year booked stays for less than seven nights while 43% of reservations booked 90 days out or less. What does that mean for you? That means that by opening up your home to ADS throughout the year, you’re able to capitalize on nearly half of the reservations coming in! Your home will receive more visibility, more engagement, and fewer open weeks to ensure that you’re not missing out on that valuable peak-season income. Because while week-long stays have been the standard, booking trends show that even during the summer months, guests are booking much closer to their arrival date while also planning on shorter stays.

Opening Dynamic ADS for in-season weeks gives your home the chance to book the stays that traditional week-only calendars miss, including:

  • Long weekend travelers
  • Families with flexible schedules
  • Remote workers extending short trips
  • Workers seeking to maximize holiday PTO

Check out our guide to National Plan for Vacation Day, where you’ll find a graphic detailing the best ways to plan vacation days around holidays to stretch time off. What this means for you as the homeowner is that by allowing ADS during the peak season, you can snatch up those reservations that take advantage of long weekends! For instance, May 22-May 26 can easily turn into a five-day stay, while June 13 - June 21 can be extended to a full nine days! This means that you won’t be missing out on that extra revenue!

A Flexible Strategy for a Flexible Market

By opening your calendar beyond traditional check-in days, your home becomes visible to a much wider audience, ensuring more eyes on your property and more people interested in staying at your home. This offers more opportunities to book with fewer gaps in between reservations and increased revenue overall.

The goal of Dynamic Any Day Stays is to be strategic about flexibility. Capitalizing on booking trends ensures that you stay on top of the ever-changing vacation rental market by helping you stay competitive when guest expectations continue to evolve.

Frequently Asked Questions: Dynamic Any Day Stays

What are Dynamic Any Day Stays (ADS)?

Dynamic Any Day Stays allow guests to book your home on non-traditional arrival days and for shorter lengths of stay, based on rules that adjust as the arrival date gets closer.

How does ADS benefit homeowners?

ADS increases booking opportunities, improves calendar visibility, helps fill open nights, and adapts to changing booking trends. This often results in increased revenue overall.

Will ADS reduce my chances of getting full-week bookings?

No. ADS is structured to protect longer stays earlier in the booking window, allowing full-week reservations to book first before shorter stays are introduced closer to arrival.

Is ADS only useful in the off-season?

No. While ADS has traditionally been used in the off-season, changing booking trends have made it effective during in-season weeks as well. This method is especially helpful for filling partial weeks and last-minute availability.

How are minimum night stays determined?

Minimum stays are typically longer further out (for example, five nights at 120 days) and shorten as the arrival date approaches. These settings are customized per home and can be adjusted at any time.

Does pricing change with ADS?

Yes. Nightly rates automatically adjust by day of the week. Weekend nights are priced higher, while mid-week nights are priced lower to reflect demand.

Will shorter stays cause more wear and tear?

Not necessarily. Many ADS bookings are smaller groups or couples, particularly mid-week, and do not automatically result in higher occupancy or increased usage.

Do I lose control over my calendar with ADS?

No. With ADS, you still maintain complete control over your calendar. ADS settings can be changed at any time based on performance or your own preference.

Is ADS required for my home?

No. ADS is completely optional. Our revenue management team will recommend Dynamic ADS only when it aligns with your goals, home type, and booking patterns.

How do I know if ADS is right for my home?

Our team will evaluate your home’s size, location, seasonality, and demand trends to determine whether ADS makes sense and will work with you to decide how and when Dynamic ADS can work for your home.
